SeaFlower Bradenton New Homes Guide: Compare M/I, Pulte, David Weekley, Cardel & Issa
🌸 SeaFlower is one of the most exciting new communities on Bradenton's coastal mainland, and one of its biggest draws is the sheer variety of home styles available within a single, walkable neighborhood. Five builders were hand-selected to bring SeaFlower to life, each contributing a distinct product type, price point, and design sensibility.
SeaFlower Welcome Center
I guess you could say I'm a 'SeaFlower Specialist' by now. I'm currently representing buyers here and have personally toured all the model homes in the village and driven its streets to get a feel for the lakes, layout, and all the coastal lifestyle perks SeaFlower has to offer. Here's what I found, builder by builder, from the accessible entry points to the community's most elevated estate offerings.
All five builders are presented in order of typical price point and product type, from townhomes to custom estate homes. Every builder here was chosen for a reason, and the right fit for you depends entirely on your budget, your must-have features, and the lifestyle you're moving toward. I'm happy to walk you through all five in person, too. Reach out anytime and we'll talk it through, step by step.
M/I Homes — Townhomes & Villas at SeaFlower
Product Type | Attached townhomes & villas |
Floorplans | Townhomes: Carmel (1,702 sq ft), Bay Harbor (1,706 sq ft), Annapolis (2,406 sq ft) — 3 bed, 2.5 bath, 2-car garage. Villas: Topaz (1,607 sq ft), Ruby (1,486 sq ft) – 2+ bed/flex, 2 bath, 2-car garage. |
Price Range | Roughly low $400s – $600s, depending on plan, options, and finishes |
Background
M/I Homes has been building since 1976, when founders Melvin and Irving Schottenstein started the company in Columbus, Ohio, on a simple promise to "always treat the customer right." Nearly 50 years and well over 150,000 homes later, M/I is a publicly traded, national builder with a long track record in Florida, having entered the Tampa market back in the early 1980s.

What I Saw on Tour
The Townhomes and Villas at SeaFlower give buyers an efficient, low-maintenance entry point into the community without sacrificing SeaFlower's signature walkable, front-porch feel. Layouts are open-concept and M/I's Design Studio offers an opportunity for buyers to personalize finishes before closing.
This is a strong fit for buyers who want to be in SeaFlower at the most accessible price point, including investors and buyers who desire a lock-and-leave second home. The townhome grounds are beautifully landscaped and there is an option to add an outdoor kitchen, which is rare with townhomes. Being walkable to the village’s Publix grocery store is icing on the cake!
There are currently several Quick Move-In opportunities with M/I so if you can't wait for a 'to be built' product, you can slip into a new townhome or villa before year's end! Reach out and I'll share the current inventory, pricing, and timelines with you.
Pulte Homes — Single-Family at SeaFlower
Product Type | Single-family, detached homes |
Floorplans | 9 models, including Seaport (2,060 sq ft) and Prestige (2,080 sq ft) |
Size Range | 1,405 – 2,369 sq ft |
Price Range | Roughly low $400s to the mid $600s, depending on plan, homesite, and options |
Background
Pulte Homes has been building for more than 70 years and has delivered over 775,000 homes nationally, making it one of the largest and most established builders in the country. Pulte was also named the Florida Green Building Coalition's 2023 Builder of the Year for the most certified single-family homes, a nod to its focus on energy efficiency.
What I Saw on Tour
Pulte's single-family homes at SeaFlower hit a real sweet spot for buyers who want a detached home without stretching into the community's upper price tiers. The models I toured leaned into Pulte's "Life Tested" design philosophy — practical, livable floorplans with smart-home features included standard. This is a solid choice for first-time buyers, growing families, or anyone who wants a detached home at SeaFlower's most approachable price point. Specific lots also allow space for a small pool, which is an extra cost.
David Weekley Homes — Bungalow & Classic Collections
Product Type | Single-family — two distinct collections |
Bungalow Homes | 1,615 – 2,193 sq ft, on 45' homesites, roughly $460,000 – $654,000 |
Classic Homes | 2,343 – 3,030 sq ft, on 60' homesites, roughly $625,000 – $883,000 |
HOA Note | SeaFlower’s HOA includes front and rear lawn maintenance and internet |
Background
David Weekley Homes was founded in Houston in 1976 and has grown into one of the largest privately held home builders in the country, operating in 19 markets across 13 states. The company was the first builder in the U.S. to win the industry's "Triple Crown" — America's Best Builder, National Housing Quality Award, and National Builder of the Year.

What I Saw on Tour
David Weekley offers the widest price spread of any builder at SeaFlower, with the Bungalow Collection on smaller 45-foot homesites and the Classic Collection stepping up to larger 60-foot homesites with considerably more square footage.
Touring both, I found the Classic Collection to be the stronger of the two lines, with more generous room sizes and a layout that felt a bit more move-up. A backyard pool upgrade is an option on select home designs, such as the larger Classic series plans like the Rubytail model.
Cardel Homes — Cottage & Classic Collections
Product Type | Single-family — Cottage and Classic Collections |
Floorplans | 19 total floorplans, single- and two-story, on 50' and 60' homesites |
Size Range | 1,909 – 3,122 sq ft |
Cottage Collection | 9 floorplans, 1,900 – 2,614 sq ft |
Price Range | From the $500s, with Classic Collection homes generally in the $660,000 – $880,000+ range |
HOA Note | SeaFlower's HOA includes full yard/landscape maintenance and internet |
Background
Cardel Homes brings more than 50 years of home building experience and has completed over 20,000 homes across 150 North American communities. For buyers, this decades-long track record translates into smart architectural details, maximized living spaces, and construction standards you can trust.
SeaFlower represents Cardel's entry into the Bradenton-Sarasota market, joining a growing Tampa Bay-area presence that includes communities in Apollo Beach and Plant City.
What I Saw on Tour
Cardel’s offerings at SeaFlower genuinely stand out, especially for move-up buyers. Between the Cottage and Classic Collections, Cardel offers real depth — 19 floorplans ranging from compact, efficient layouts up to two-story homes topping 3,100 square feet, all with front- and alley-loaded garage options and the ability to add a private pool. Design details like natural gas service throughout the community, 8-foot doors, quartz countertops, and full HOA-covered yard maintenance make Cardel's homes feel move-in ready without a long list of must-add upgrades.
For buyers who want a true mid-to-upper tier single-family home with strong craftsmanship and a wide range of floorplans and options to choose from, Cardel is one of the standout builders at SeaFlower. They even offer many ADU (accessory dwelling unit) options for multi-generational living.

Issa Homes — Luxury Estate Homes
Product Type | Luxury, single-story estate homes |
Floorplans | 4 plans — Addison, Hemingway, Kingston, and Preston |
Size Range | 2,905 – 3,500 sq ft |
Homesites | Oversized 80' home sites, several overlooking Lake Flores |
Price Range | Base pricing starts at approximately $1.28 – $1.3 million, before home site premium |
Background
Issa Homes brings 50 years of Florida luxury home building experience to SeaFlower, with a portfolio that includes some of the state's most exclusive communities, such as Golden Oak and Weston. At SeaFlower, they are bringing gorgeous Bahamian and West Indies coastal architecture to the massive 80-foot lakefront lots. If you want a home that pairs legendary building experience with true, high-end hospitality, Issa Homes is the premier choice at SeaFlower.

What I Saw on Tour
There is simply nothing else like Issa Homes at SeaFlower. These are expansive, single-story estate homes on the community's largest homesites, several with direct Lake Flores views. The model immediately felt different from the rest of the community, with a higher level of architectural detail, generous indoor-outdoor living spaces, and elevation options that include West Indies, Coastal, and Farmhouse designs.
The floorplans also offer the kind of flexibility luxury buyers expect, with options for a study, attached casita, club room, accessory dwelling unit, and premium interior finishes throughout. For buyers who want the most square footage, the most customization, and a true luxury finish level in SeaFlower — all while staying in this central location between Sarasota and Anna Maria Island — Issa Homes is the clear top-tier choice in the community.
Q: What are the lot options at Issa?
A: There are two phases: The Lakeshore Collection and The Preserve Collection. The Lakeshore phase is directly on Lake Flores and The Preserve is situated along Reflection Lake and green-space conservation area. At the time of this writing, only 6 Lakeshore lots remain and the newest Preserve lots have recently opened up. Issa's estate lots are a sizable 80 feet wide with room for private pools.
Which SeaFlower Builder Is Right for You?
Every buyer's priorities are different, and SeaFlower is unusual because it offers several very different paths into the same master-planned community. The best builder for you depends less on who is “best” overall and more on how you want to live day to day: attached versus detached, low-maintenance versus larger yard, included features versus customization, and budget versus long-term flexibility.
🌸 If you want the most affordable way into SeaFlower: Start with M/I Homes' townhomes and villas, then compare Pulte's single-family homes if having a detached home matters more than getting the lowest possible entry point.
🌸 If you want low maintenance without giving up the neighborhood feel: M/I is the natural starting point, especially for buyers who like the idea of a lock-and-leave home close to future village conveniences.
🌸 If you want a detached home at a more approachable price point: Pulte is a strong first stop. It gives buyers a true single-family option without immediately jumping into the larger move-up collections.
🌸 If you want room to move up within one builder: Tour both David Weekley collections. The Bungalow Collection gives you a smaller SeaFlower footprint, while the Classic Collection offers larger homesites, more square footage, and a more move-up feel.
🌸 If you care most about floorplan variety, included features, and craftsmanship: Cardel Homes should be at the top of your list. Its Cottage and Classic Collections give buyers a wide range of layouts, garage configurations, pool possibilities, and multigenerational options.
🌸 If you want the most elevated SeaFlower experience: Issa Homes is the standout for buyers who want the largest homesites, estate-scale floorplans, more customization, and a true luxury finish level.
When narrowing it down with buyers, I usually start with three questions:
Do you want attached or detached living?
How much outdoor space and maintenance are you comfortable with?
And do you want the builder with the lowest entry point, the most flexibility, or the most luxury?
Once those answers are clear, the right SeaFlower builder usually becomes much easier to identify.
Final Thought and Next Steps
I've toured every model home in SeaFlower and driven the community's streets, lakes, and amenity areas more times than I can count. If you'd like a personal tour, side-by-side comparisons, or help thinking through which builder, lot, and floorplan fits your goals, reach out any time. I'd love to help you find your perfect place in SeaFlower. —Audra Lane, REALTOR®, CIPS, RSPS | Preferred SHORE
