Cardel Homes in Florida: What Buyers Should Know About This Family-Owned Builder

Cardel Homes traces its roots to 1973, when Calgary teachers Del and Caryl Ockey founded the company. What began as a family-owned homebuilding business has grown into a North American builder operating in Alberta, Ontario, Colorado, and Florida.


The name Cardel comes from the first three letters of Del and Caryl's names. More than fifty years later, Cardel says it has shaped more than 150 communities and built more than 20,000 homes across North America. Despite that growth, the company remains privately held and family-run, and continues to emphasize the characteristics it associates with that structure: a tight-knit management team, quick decision-making, quality, and community.


That combination of family ownership and a larger regional footprint is part of what makes Cardel interesting to buyers in Southwest Florida. It isn't a small custom builder, but it also isn't a publicly traded national production builder.


Where Cardel Builds in Southwest Florida

Cardel's current Florida footprint spans the Tampa Bay, Sarasota/Manatee, and Orlando-area markets, with communities currently listed in Manatee County, Plant City, Apollo Beach, and the Orlando area. Its current Florida portfolio includes:

● Waterset (Apollo Beach) – single-family homes and other new-home options starting from the $400s in a large, amenity-rich community

● North River Ranch (Parrish) – single-family homes and other residential options starting from the low $400s

● SeaFlower (Bradenton/Manatee County) – single-family homes starting from the $500s in a master-planned coastal community

● Coasterra (Manatee County/Palmetto area) – new single-family and other residential options starting from the $400s

● Fieldstone (Plant City) – new homes starting from the $400s

● Southwind (Plant City) – new homes starting from the $400s

● Prairie Oaks (St. Cloud) – Cardel's current Orlando-area community, with homes starting from the $400s


Pricing and availability change frequently, so these figures should always be treated as a snapshot rather than a guarantee.


This range gives Cardel a fairly broad presence in the Florida new-construction market, from move-up buyers looking in the $400s to buyers seeking larger homes and more extensive personalization in communities such as SeaFlower.


A Closer Look: Cardel at SeaFlower 🌸

SeaFlower, in West Bradenton, is one of the best places to see Cardel's Florida product in depth. Cardel currently offers 19 floorplans at SeaFlower, ranging from approximately 1,900 to 3,172 square feet, with both single-story and two-story designs on 50- and 60-foot homesites. Buyers can choose from front- and rear-load garage configurations, and the community offers natural gas and the opportunity to add a private pool, spa, and outdoor kitchen.


The collection is divided into Cottage Homes on 50-foot homesites and larger Classic Homes on 60-foot homesites. The Cottage collection includes nine plans, ranging from approximately 1,900 to 2,614 square feet, while the Classic collection offers larger designs, including homes exceeding 3,000 square feet.


One particularly interesting aspect of the SeaFlower lineup is its flexibility for guest and multigenerational living. Several plans can be configured with above-garage apartments, while the Palma offers an optional first-floor apartment. The Palma is approximately 2,606 square feet and can accommodate four to five bedrooms and three to four baths depending on the configuration. The furnished SeaFlower model is currently presented as a three-bedroom, three-bath home.

The Palma's optional first-floor apartment is particularly compelling for multigenerational households because it creates a more private living arrangement within the overall home. Other select Cardel plans offer above-garage apartments, providing additional flexibility for guests, adult children, extended family, or other uses.


These spaces can function much like an ADU-style living arrangement, although buyers should distinguish between a builder's designated apartment or suite option and a legally defined accessory dwelling unit. The exact configuration, features, and permitted uses depend on the floorplan and applicable regulations.

Cardel also emphasizes a personalized buying process at SeaFlower. Buyers select their homesite, customize their floorplan where available, and work with Cardel's design team to personalize finishes and selections.

Another point worth noting for buyers comparing communities is the SeaFlower HOA. Cardel states that full-yard landscape maintenance and internet are included in the HOA, which can make a meaningful difference when comparing the overall monthly cost of different new-construction communities.


What Sets Cardel Apart

A few things stand out when Cardel is compared with other builders in the Southwest Florida market.

● Architectural design and personalization: Cardel places considerable emphasis on architectural design, curb appeal, flexible floorplans, and the ability to personalize a home. Its Florida communities include a range of single-story and two-story designs, with options that can accommodate different household configurations and lifestyles.

● Privately held, family-run structure: Unlike publicly traded builders such as Lennar, Pulte, or Taylor Morrison, Cardel remains family-owned. The company itself points to its family-run structure as a source of quick decision-making, a tight-knit management team, and a strong focus on quality and community.

● Dedicated Design Center: Cardel's Florida Design Center is a 2,400-square-foot space where buyers work with a design expert to personalize their homes. Rather than sending buyers to numerous suppliers, Cardel describes the center as a boutique-style experience designed to consolidate the selection process into a shorter series of appointments.

● Warranty coverage: Cardel's Florida homes include a 1-year workmanship and materials warranty, a 2-year systems warranty covering plumbing, electrical, and HVAC, and a 10-year limited structural warranty.

● Energy-conscious construction: Energy efficiency is another recurring theme in Cardel's Florida specifications. Current SeaFlower specifications include highly efficient insulation, insulated ductwork, high-efficiency central air conditioning and heating, programmable thermostats, and energy-efficient natural-gas tankless water heaters on applicable plans.


For buyers considering a Cardel home, the Design Center process is particularly important to understand. Cardel says homeowners typically spend 10–20% of the base price on Design Center selections and upgrades, although the actual amount varies by community, floorplan, and personal choices.


That means the advertised base price is only one part of the financial picture when comparing Cardel with other builders. A buyer should look at the total cost after structural options, design selections, lot premiums, pools, and other desired upgrades.


Where Cardel Fits Among Other Builders

Cardel's position in Southwest Florida is particularly interesting because it occupies a space between large-volume production builders and fully custom or estate-level builders.


The company emphasizes architectural design, personalization, craftsmanship, and a dedicated design experience, while still offering a relatively broad portfolio of standardized floorplans across multiple communities. In my experience, that places Cardel in an interesting middle ground for buyers who want more design flexibility and individuality than they may find with some high-volume production builders, without moving all the way into the price point and highly customized process associated with a fully custom builder.


Cardel's future Southwest Florida presence is also expanding. At Rye Ranch, a new master-planned community between Parrish and Lakewood Ranch, Cardel Homes and David Weekley Homes were announced as new builders joining Lennar. Rye Ranch currently identifies Cardel and David Weekley as coming soon, with Lennar currently selling homes.


The addition of Cardel to Rye Ranch is notable because it gives buyers another opportunity to compare Cardel's product with other established builders within the same master-planned community. Cardel's Rye Ranch homes have been announced as starting in the $400s, although pricing and availability will change as the community's new builder neighborhoods open.


A Note for Buyers

If you're weighing Cardel against other builders in a community like SeaFlower, North River Ranch, or Coasterra, it's worth looking beyond the base price.


Floorplan flexibility, homesite premiums, structural options, Design Center selections, HOA costs, included features, warranties, and projected completion dates can all have a significant impact on the actual value of a new-construction home.
