Monterey Lakewood Ranch: Lakes, Location & Lifestyle

After touring all 3 model homes in Monterey, the newest neighborhood taking shape in southeast Lakewood Ranch — I came away genuinely impressed. If you're weighing new construction in the area, here's what stood out to me.
The Setting
Monterey sits on a beautifully designed landscape built around a series of lakes, with mature-feeling landscaping already in place and walking trails winding through the community. Birdwatchers will be right at home here — between the lakes and green space, there's no shortage of wildlife to spot on an evening stroll. It has that rare quality of feeling established even in its early phases, which isn't always the case with brand-new communities.
And Monterey isn't another large, multi-builder neighborhood. The community is being developed by Toll Brothers, giving it a cohesive look and feel across its home collections. It's also a gated community, which adds another layer of privacy and separation from the surrounding roads.
Monterey is currently planned for approximately 400 homes, making it substantial enough to have its own identity while still feeling considerably smaller than the massive master-planned communities elsewhere in Lakewood Ranch.

Location: The Best of Both Worlds
Monterey is located on the Sarasota County side of Lakewood Ranch, east of Sarasota, east of I-75, and south of University Parkway. You're close enough to enjoy everything that has made Lakewood Ranch so popular, while still having a distinctly quieter, more natural setting at home.
This positioning also puts you near all the places that make living here so special:
Downtown Sarasota — with its restaurants, galleries, theater, arts and waterfront — is within easy reach via Fruitville Road.
The beaches — including Siesta Key, Lido Key and Longboat Key — are accessible for a day at the Gulf.
Waterside Place is nearby, offering restaurants, shopping, wellness, farmers market, events and lakefront entertainment.
UTC and University Parkway put major shopping, dining, medical services and everyday conveniences close at hand.
And, of course, the rest of Lakewood Ranch is outside your door, giving residents access to the broader collection of shopping, dining, recreation and lifestyle amenities throughout the master-planned community.
One thing I would point out to buyers is that Monterey is not a 'walk-to-everything' neighborhood. You'll need a car for errands and outings. But the trade-off is a quieter, nature-oriented setting with more spacious lots and room to roam.

A Sarasota County Location
There's another distinction that may be important to some buyers: although Monterey is part of the Lakewood Ranch master-planned community, it is located in Sarasota County.
For buyers with school-age children interested in public options, I recommend checking the current attendance zones directly, since boundaries can change. I've put together a more detailed guide to Sarasota County schools if that's an important part of your home search.
Nearby private school options include The Classical Academy of Sarasota (conveniently located right on Fruitville Road), The Out-of-Door Academy (ODA), Cardinal Mooney Catholic High School, and Saint Stephen's Episcopal School.
The Homes: From Comfortable to Truly Luxurious
Monterey offers a surprisingly broad range of homes. The community's three different collections include base home pricing starting from the $700s, while larger plans and premium offerings move well into the $1 million-plus range. The newer Egret Collection takes things another step further, with larger luxury homes and expansive floor plans.
Ardenna: Where Monterey Begins
The Ardenna Collection is currently the entry point into Monterey, with base prices starting at approximately $739,000.
The collection includes homes ranging from roughly 2,500 to nearly 4,000 square feet. Current examples include the 2,517-square-foot Rossi starting at $738,995, while larger plans move into the $800,000s, $900,000s and even above $1 million before considering the impact of homesite premiums, pools and upgrades.

Shearwater: More Space, More Possibilities
The Shearwater Collection moves into a significantly larger-home category.
Current base pricing starts around $958,000, with homes ranging from approximately 3,300 to more than 5,400 square feet. These floorplans would be fantastic for entertaining or hosting larger gatherings.

Egret: Monterey's Luxury Estate Collection
Then there's Egret, the newest and most upscale collection in Monterey, and this is where the pricing jumps substantially.
Egret homes range from approximately 4,320 to more than 5,800 square feet, with oversized 90-foot homesites, three- to four-car garages and much larger floor plans.
Toll Brothers currently lists the Egret collection as anticipated from the $1.9 million range.
And after seeing the Varen model in person, that higher price point makes sense within the context of the community. Egret isn't simply another floor-plan option — it's a distinctly larger, more luxury-oriented product.

Quick Move-In Homes Are Available
For buyers who don't want to wait out a full build timeline, Monterey currently offers several quick move-in home choices. Please reach out for the most current information and I'll be sure to send you all the details.
Quick move-in doesn't necessarily mean "move in tomorrow," since these homes can be at different stages of construction. But they can provide a much shorter path to ownership for buyers who don't want to start a home from the ground up.
Amenities Will Be Worth the Wait
One of the biggest future attractions is Monterey's planned amenity center, which is currently expected to open in fall 2027.

Resort-style swimming pool
Pool cabanas
Clubhouse and social spaces
Social hall/clubroom
Fitness center
Yoga room
Golf simulator

Walking trails
Open green spaces

Buyers moving into Monterey in this early stage are purchasing into a neighborhood that is still evolving. You're getting in before the community is fully built out, but you'll also need to be comfortable with the fact that some of the lifestyle amenities you're buying into are still in the future.
Who Is Monterey Best Suited For?
To me, Monterey makes the most sense for buyers who want a larger single-family home in a gated community, with a more natural setting and substantial future amenities. It's particularly interesting for buyers who want:
A peaceful, lake-oriented setting
Larger homes, spacious yards, and three- or four-car garages
A gated community with a cohesive feel
Outdoor living and access to trails
Future resort-style amenities
Proximity to Sarasota without living in the city
Easy access to Waterside, UTC and Lakewood Ranch amenities
The option to choose between several very different price and size tiers
It may be less appealing if your priority is being able to walk to restaurants and shops, having an amenity center that's already open, or finding a lower-maintenance villa or townhome rather than a larger single-family home. And that's okay. One of the things I always recommend when comparing new-construction communities is looking beyond the model home and asking whether the overall lifestyle actually fits you.
What I Think Is Most Appealing About Monterey
After touring Monterey, it seems the biggest story here isn't any one particular floor plan. It's the combination of location, setting and range.
You have an entry point in the $700s, larger homes approaching and exceeding $1 million, and a new luxury collection pushing toward $2 million and beyond — all within the same gated community.
At the same time, the neighborhood is being built around lakes, trails and green space rather than feeling like a collection of houses dropped onto a large tract of land. You'll quickly notice this distinction after touring different Lakewood Ranch developments.
And then there's the future amenity center, which could significantly change the feel and appeal of the community once it's completed in 2027. The trade-off is that you're buying into a community that's still very much in progress.
It's not necessarily the right community for everyone — but if you're looking for new construction in southeast Lakewood Ranch and want privacy, larger homes, a natural setting and a future amenity package, it's definitely one I'd put on the list to tour.

The Takeaway
Monterey is shaping up to be one of the more interesting options in southeast Lakewood Ranch because of the balance it strikes. You get a quieter, nature-forward setting with lakes and trails, while remaining close to Sarasota, the beaches, Waterside and the shopping and dining around UTC.
You also get the consistency of a Toll Brothers community with a wide range of home sizes and price points, from more approachable new-construction options to significantly larger luxury estate homes.
